You’ve probably heard the term “HOA” before, but what does it mean for homeowners at New Castle Townhomes? Good Neighbor Day ~ September 28th
National Good Neighbor Day is September 28th. National Good Neighbor Day encourages acts of kindness and strengthens community ties among neighbors. Some ideas to celebrate National Neighbor Day by: Being thoughtful: Offer to help a neighbor with a task, like gardening or running errands. Share treats: Bake some cookies or make a double batch of your favorite food to share. Share a smile or a wave: See someone walking down the street, getting out of their car? Say hello with a smile and a wave. Showing appreciation: Write a letter of encouragement or express gratitude to a neighbor. Connecting with neighbors: Host a casual get-together like “donuts on the driveway” or an informal chat. Improving your community: Go for a walk and pick up litter along the sidewalk.

CABLES
Cables are not to be run on the front of units. Any exposed cables, no matter how long it has been up, needs to be moved so that they are not visible. If the cable was there when you purchased, you are still responsible to have it removed and or relocated. The pictures are examples of cables on the front of units that is not allowed. You will need to contact your service provider to have these moved so that they are not visible. Also, satellite dishes are not to be attached to the block walls in the back yards. They can be on stands so that they are freestanding in the backyards or they can be attached to the eaves in the backyard areas. Any other application would need prior board approval.

NEW CASTLE POOL CLOSED
The pool bathroom has once again been vandalized and is now locked up. The County has closed the pool due to broken glass. If you see or know of who may be doing this, please call the Police.

NEW CASTLE - OCTOBER PAINTING SCHEDULE
The October paining schedule is now available. (Attached) The buildings marked will be painted this month. Notices will be placed at your unit before work begins. Please make sure once this happens, your gate is unlocked, items are off the walls and any personal items out of the way so they have easy access. If you have siding or stucco repairs that need to be done, a Contractor is going ahead of the painters and doing the work. The schedule is weather permitting.

SEPTEMBER PAINTING SCHEDULE
The painting schedule for September is attached. Notices will be distributed by the painting company before they work on a building. They will start on building 14 on Tuesday, September 3.

July 25, 2019
PAINTING - AUGUST SCHEDULE
The painting project is coming along very nice. Attached is the projected schedule for August. So far the weather has been good, without a lot of rain. This is the schedule if the weather holds out. The Painters will be putting notices on your gate before they get to your building so you have time to prepare your area for painting if you haven't yet. The cost for painting your Security Door(s) is $80.00 per door if you choose to have yours painted. You need to set this up with the painters and pay them directly.

PAINTING OF THE COMMUNITY
A map is attached with the projected schedule for the remainder of June and the month of July. Stucco and siding repairs are being done ahead of the painters. This schedule is subject to change, especially if we have rain. The website will be updated as we get more information. If you are interested in getting your security door(s) painted, you will need to make arrangements with the painting company and pay them direct. The cost is $80.00 per door. Contact Rene at 480-577-8521. Be sure you are prepared to get your unit painted. Items off walls, plants trimmed back etc. If need be, patio furniture moved to the center of the yard and maybe cover it to protect from overspray. Notices are put on unit doors 48 hours in advance of the units being power washed. If you have a dog or dogs, make sure you keep them inside when they are painting your unit. And Please make sure your backyard area is free of dog waste.

Weather permitting, here is what is happening: July 18 - 28 Deck July 30 Pre-plaster July 31 Plaster and start filling pool Aug 1 Start up and call in for final inspection 2 - 3 days to receive final inspection.

POOL CLOSURE
The NW pool and spa will be closed for renovations starting tomorrow, July 6. We do not know for how long, it depends on the amount of work that is required when restoration begins and the leak is assessed and repaired. Current estimated time is 2 to 3 weeks. Updates will continue as further information is obtained.

BULK TRASH
Its that time of year, people are moving in and out of the community. This has resulted in a noticeable increase in the amount of bulk trash (furniture, mattresses, appliances etc) being left in and around the dumpsters. It has become a BIG problem. It costs the HOA to have these bulk items hauled away. This is an expense that typically is not included in planning the yearly budget. If it continues, the board will need to add this to the 2019 budget. There are projects that are coming up, hopefully the added expense will not cut something out or put it on hold. If you see items other than regular trash being put in and around the trash containers, please take note of what unit the person is associated with. Let management know. The charge of the removal and a fine will be assessed to the owners account. Pictures are very helpful. We appreciate all in helping with this ongoing problem. If you lease your unit, let your tenants know not to put their unwanted items in and around the dumpster. You as the owner are ultimately responsible.

The Little Free Library
The Little Free Library, outside of unit 1042 is free for everyone to use. The premise behind the library is to promote literacy and is for everyone of all ages. This is a non-profit organization. It is based on a "take a book, leave a book" exchange. HERE is the link to their website. Thanks! Alex
